Becoming a Realtor on Oahu: What It Really Entails (and How Joining eXp with Me Makes It Seamless)
October 22, 2026
Aloha! If you’ve been dreaming about a career in real estate on Oahu—helping families find their forever homes in Kailua, guiding military buyers through Kapolei, or representing sellers in the luxury markets of Kahala and Portlock—you’re looking at one of the most rewarding (and competitive) markets in the country. The lifestyle is unmatched, the demand is consistent, and the earning potential is real. But the path from “interested” to “licensed and productive” has clear steps, costs, and realities. Here’s exactly what it takes, plus why starting with a certified eXp mentor who has a proven teaching method changes everything.
The Licensing Process on Oahu (Hawaii-Specific)
Hawaii has no license reciprocity with any other state, so even experienced agents from the mainland start over.
Eligibility basics:
- At least 18 years old
- High school diploma or equivalent
- U.S. citizen, national, or authorized to work in the U.S.
- Valid Social Security number
- Reputation for honesty, competency, and financial integrity (background check required)
Step-by-step:
- Complete 60 hours of Hawaii Real Estate Commission-approved pre-licensing education (online self-paced options start around $377–$600).
- Pass the PSI exam (130 questions; 70% required on both national and Hawaii portions).
- Submit your application via MyPVL, pay fees (~$282–$382 depending on the year), complete fingerprinting, and affiliate with a sponsoring broker.
- Complete the 20-hour post-licensing course for new agents, then 20 hours of CE every two years.
Timeline & cost: Most people finish in 2–4 months. Total typical investment: $750–$1,000+.

Oahu Real Estate Market Update: October 22, 2026
What Today’s Housing Market Means for Buyers and Sellers
Oahu’s real estate market has more than one story happening right now. If you’re buying a home in Hawaii or preparing to sell, the useful question is: What is happening with properties like yours?
The latest completed monthly figures available for this update are September 2026—not partial October results. They show faster single-family home sales alongside a slower condo market.
Translation? Your buying or selling strategy should be as specific as your property search. An ocean view is lovely. A plan is even better.
Oahu Housing Market Statistics: September 2026
| Market indicator | Single-family homes | Condominiums |
| Median sales price | $1,110,000 | $523,000 |
| Price change from September 2025 | Down 3.9% | Up 2.8% |
| Closed sales | 293 | 375 |
| Sales change from September 2025 | Up 6.2% | Down 8.1% |
| Median days on market | 16 days | 41 days |
| Active listings at month-end | 798 | 2,509 |
Sources: Honolulu Board of REALTORS® September 2026 figures. These are islandwide resale figures, not neighborhood valuations.
September’s median single-family home price declined from a year earlier, while the condo median increased. That is a mixed picture—not evidence that every house lost value or every condo appreciated.
A median is the middle sale price. It changes with the mix of properties that close, including their locations, sizes, and price ranges. For anyone researching Oahu home values, recent comparable sales are more useful for pricing a specific property than an islandwide headline.
Buying a Single-Family Home on Oahu
September’s 16-day median market time suggests buyers should be prepared when a suitable single-family home becomes available. Before touring Oahu homes for sale, I recommend confirming your financing or proof of funds, choosing a comfortable monthly payment, comparing recent sales, and identifying your priorities and compromises.
Buying a Condo in Honolulu: Look Beyond the Asking Price
Oahu ended September with 2,509 active condo listings, up 7.8% from a year earlier. Condos spent a median of 41 days on market. When comparing Honolulu condos, consider maintenance fees, association finances, insurance, parking, fee-simple or leasehold ownership, and rental restrictions. The view might stop you mid-sentence. The documents still deserve your attention.
Selling a Home on Oahu This Fall
A faster single-family market is no reason to skip pricing research. A condo with more competition needs a clear explanation of its value. Professional photography and thoughtful preparation should help buyers understand what makes your home worth considering.
There is no single answer for every household. Your next move should fit your budget, timeline, property needs, and plans for ownership. The Oahu housing market gives us context. Your circumstances give us direction.

Choosing the Right Realtor… Price and Promotion Matter!
October 27, 2022
As of today there is only 1 home for sale in the neighborhood of Mariners Cove in Hawaii Kai. It’s a really nice one too as it has direct canal frontage with a boat dock that is ready to go. The asking price is $2,685,000 and it’s been on the market for 224 days…. Let’s investigate why.
It has a pool and a really large open concept plan which are very desirable today, but it hasn’t been renovated since 2001. The pictures on the MLS are not done by a professional photographer. The agent describes (very nicely) the good things about the home in the remarks, but has not illustrated that in the photos….what a shame. I wonder how many agents and clients have turned away from this listing because the current 8 pictures (the MLS actually allows you to post 25 pictures) don’t highlight this home. Pictures (great ones, done by a professional photographer) are so important when trying to sell a home. I would hate for someone to turn down a home that is very nice, because the Realtor took photos at night on their phone! Professional pics run approx. $200. Such an inexpensive investment that helps sell your home! Team Aloha Tony (us) pays for this for all of our listings. So crucial!!!
When you look at the recent sales in this neighborhood, that are also directly on the water AND have a pool and are comparable in size, you can clearly see that this home is so overpriced. There is a good comparable that sold for $2.1M….in 5 days! It had great pictures, had been recently remodeled (2012), was actually a little smaller in size, but was priced right. Pricing is also a very important part of listing a home. When you price a home too high, then keep lowering it as the weeks/months go by, you eventually get a “stale” listing. Typically, homes that are in the “stale” state, sell for less money than if they were priced right initially.
Another issue: On the market for 224 days. 224 days = 7.4 months = 7 mortgage payments spent, with another coming up. Actually, the current owner paid cash for this home so he doesn’t have a payment, but I’m sure that he’s not in the mood to pay the monthly association fees (which the Realtor has decided to not include in the MLS…strange) and the taxes as well.
The price and promotion of this home are all wrong!!! Ugh, this hurts my Realtor heart!
Choosing a Realtor that has proven results and that will do the right things to market your home is so important! Having your friend or family member who is licensed list your home, or help you find a new home to buy is honorable and sweet, but will you be getting the BEST service? Will you be paying more than you should’ve when buying? Will you be making more mortgage payments than you wanted to, or will you miss out on that dream home that wouldn’t accept your offer because your home was not sold yet? I pray that this doesn’t happen to you.
Call me (Chelsea) for TOP service! Our team has been on the Realtor’s Top 100 of Hawaii for over 10 years now, and we are a Mega-ICON team with EXP Realty and there is a reason for that…we care about our clients, AND we care about the results.
Fixer Upper – Honolulu Hawaii Kai Edition
January 18, 2018
In May 2017 my husband and I bought a fixer home in Hawaii Kai. It was in original 1970 condition and it needed some major TLC!
The renovations that we made were all cosmetic and we (thankfully) didn’t have to do any electrical or plumbing work that exceeded the amount to do without a permit.
What we did do: paint, flooring (tile and carpet), lighting, full kitchen, 1 toilet (in 2nd bath) and 1 full bathroom. It doesn’t sound like a lot, but it took us 5 weeks. We stayed in our previous home so we didn’t have to live through it all. And, luckily I have a very handy husband (James, also on Team Aloha Tony) who has built homes from the bottom, up…so he knew what he was doing and we didn’t need to hire a general contractor or a construction manager!
As of now (7 months later), we could sell this house for about $100K more than what we paid for it. We only spent about $20K on the renovations.
Is ACA (Affordable Care Act) Hindering Your Home Buying Price Range?
December 11, 2017
As we come upon another deadline to choose healthcare plans for our families, I’m torn about how effective the ACA really is. It’s helpful in some ways, in that people who have preexisting conditions are able to get healthcare.
When we talk about health insurance and how they affect mortgage payments, we’re looking at the consumer’s monthly output of money.
Let me start with an example. I have a really small family, it’s just me, my husband and our daughter. We pay approx. $1000/month in health insurance! That’s crazy because ironically, we’re a pretty healthy family. We rarely get sick, haven’t had any major injuries (praise God), and except for a 6 month period of time that my husband battled cancer (2013), we’re pretty good. So why do we have such high premiums! Honestly, if we weren’t fined for not having health insurance, I would seriously consider dropping my plan (not my husband or daughter’s though)!
